This 5,320 square foot tenant improvement in an existing mixed-use high-rise building transforms an existing office suite into a vascular surgery clinic and ambulatory surgery center with Medicare Deemed Status. While the design dramatically lowers the cost of vascular surgery and improves patient outcomes, the key differentiator is a patient experience that focuses on the genuine interactions between patients and clinicians. The experience characteristics that played a major role in design include a calm, comfortable environment that was inviting, yet was professional and trustworthy. This is accomplished through strategically programmed spaces to aid clear and sensible circulation and wayfinding. It provides continuity of design in the outpatient clinic and surgery center for seamless spatial and aesthetic user experience between spaces. Therefore, a streamlined process is created through efficient and effective layout, while encouraging interaction. The selection of materials and finishes, as well as careful space-planning efforts, results in high value with low cost.
